When you purchase a home from us, we work together as a team both before and after your move-in. Our after sales services wing ensures that all repairs and maintenance that may be needed for electrical, plumbing fixtures and other finishing items are taken care of. They also take responsibility for the orientation, demonstration and periodical inspection of your home. At the time of your home purchase you will receive your Home Information and Maintenance Manual, which will have full information to guide you through the move-in and regular maintenance process.

One-year comprehensive warranty coverage

When you purchase a home from us, you are entitled to our one-year comprehensive warranty coverage. Our priority is to ensure that your new home purchase is an enjoyable and satisfying experience. Within the Home Information and Maintenance Manual will be important information about your new home including running in steps that you must follow to ensure that your new home stabilises properly during the first 12 months. It also contains operating instructions and warranty information about the heating and plumbing systems, appliances and other features of your new home including after-sales contact details should you have any problems.

Our objective is to complete the construction of your home without deficiencies, however from time to time minor items will arise that require adjustments. During your Pre-Delivery Inspection you will have an opportunity to record the state of your home prior to possession. Within 30 days and then 11 months following your closing, you are also required to submit a list of any remaining warranted deficiencies you may have found in your home. We aim to address all warrantable items on your deficiency lists as quickly as possible.

Pre-delivery Inspection (PDI)

Approximately one week prior to your date of possession, our representative will guide you through an inspection of your new home. At this time you will be asked to identify any damaged, incomplete or missing items, along with anything that is not working properly. All of these items will be recorded on the PDI form documenting the conditions that existed prior to your move-in. If you are unable to assess something because it has not been installed, completed or cleaned, this should also be noted on your PDI form.

This will be your first opportunity to view your new home in its finished state, and is also the perfect time to learn how to operate its operating systems such as ventilation, plumbing, heating and electrical. 30-Day Service

One of our Customer Care Specialists will contact you prior to your 30-day anniversary as a reminder to submit your list of deficiencies to our company, as laid out in the Home Information and Maintenance Manual. You can submit your list via mail or fax, and be sure to keep a copy for your records. Use this list to describe in detail any deficiencies covered by your warranty, and be sure to include any outstanding items from your Pre-Delivery Inspection.

11-Month Service

Prior to your 11-month anniversary, one of our Customer Care Specialists will make a second call, reminding you to submit your list of deficiencies that have appeared during your first year of ownership. Again be sure to include any warrantable items from your previous inspections that have not yet been rectified. Submit your list via mail or fax and keep a copy for your records.

After Your First Year

The correction of all items on your 30-day and 11-month deficiency lists will mark the end of your One Year Comprehensive Warranty coverage. However, warranty coverage for the most critical components of your new home continues beyond the one-year comprehensive warranty coverage.

Home Warranty Insurance

Your new home also comes with Home warranty insurance known as 2-5-10 warranty. The cost of the warranty insurance is included in the purchase price of your home. The insurance will protect you from a range of construction defects for designated periods of time: two years on labour and materials (some limits apply), five years on the building envelope, including water penetration, and 10 years on the structure.

2-Year Materials & Labour Warranty

The 2-year labour and materials coverage is broken down as follows:

Any defect in materials and labour:

• 12 months on detached homes

Defects in materials and labour related to the delivery and distribution systems (electrical, plumbing, heating ventilation, air conditioning, etc.):

• 24 months for all buildings.

5-Year Building Envelope Warranty

The building envelope includes the components that separate the indoors from the outdoors, including the exterior walls, foundation, roof, windows and doors. The minimum warranty coverage is five years for defects in the building envelope, including a defect that permits unintended water penetration such that it causes, or is likely to cause, material damage to the new home.

10-Year Building Structural Defects Warranty

The minimum warranty coverage is 10 years for defects in materials and labour that result in the failure of a load-bearing part of the new home, and for any defect that causes structural damage that materially and adversely affects the use of the new home for residential occupancy.

What’s Excluded from 2-5-10 Coverage

Coverage may exclude:

  • design, materials or labour supplied by the owner or by someone other than the builder or their workers or sub-trades
  • landscaping
  • non-residential detached structures (but parking structures, recreational and amenity facilities in multi-unit buildings are covered)
  • commercial use areas
  • roads, curbs and lanes (but walkways and driveways are covered)
  • site grading and surface drainage, except as required by the Building Code
  • the operation of municipal services
  • septic tanks and fields, and water quality and quantity.

In addition, some specific defects can be excluded, including the following:

  • normal wear and tear
  • normal shrinkage of materials from construction
  • those arising from the use of the home for non-residential purposes
  • damage caused by anyone other than the residential builder
  • damage caused by insects or rodents
  • failure of an owner to prevent or minimize damage
  • acts of nature, and
  • failure to carry out proper maintenance.
